Check Out Mobile!

The newcomer arriving in either the Mobile of Baldwin County areas need not be apprehensive over the move. The area is truly an enchanting region of the South, modern but with the air of genteel hospitality, which the Gulf Coast is noted for. The "Ya'll Come" attitude is still ever present today in the Twentieth Century. In harmony with nature and often referred to as "The best kept secret in the South" Mobile County offers it all, whether you are looking for a weekend getaway, a seasonal retreat or a primary residence.

The area's white sands and clear blue waters are unmatched anywhere along the United States coastline. The city streets are lined with century old oak trees draped with Spanish moss. Sea oats grace the sand dunes, wildflowers abound, winter brings camellias in all their glory, and with spring, the azaleas blanket the areas in striking beauty. From graceful old mansions restored to their original southern beauty and charm, to striking modern skyscrapers glistening with chrome and glass, all awaits, all welcomes you… to the Mobile area.

Mobile Area

Location:
Mobile's location is situated approximately thirty miles north of the Gulf of Mexico, on the Mobile River at its entrance to Mobile Bay. The metropolitan area is the second largest in Alabama and includes Mobile and Baldwin Counties. There are presently eleven municipalities in Mobile County and twelve in Baldwin County.

Access to Mobile County extends east towards Louisiana 10, North to Louisiana by way of Interstate 65, other major highways include U.S. 90 and 98. Distances in miles from Mobile: Birmingham, AL 250; Atlanta, GA 350; New Orleans, LA 150

Population:
The MSA (Mobile/ Baldwin Co.) population is over 530,000; the population of Mobile County is approximately 410,000; and the population of the City of Mobile is approximately 200,000, according to latest available figures.

Climate:
"Blue skies and Balmy breezes…" The Mobile area climate is an Eden for those who are tired of snow and winter's cold, and enjoy being outdoors year round. Influence by the Gulf of Mexico tends to temper both summer and winter extremes. The average temperature is 67.4 degrees. Winters are normally mild with a January average temperature of 49.9 degrees with occasional chilly spells. Summers are consistently warm with a July average temperature of 82.3 degrees. Along the Gulf Coast area ocean breezes keep daytime highs a good ten degrees below what most people expect. Although the average rainfall ranges from 63 to 70 inches per year, it is evenly distributed throughout the year and sunny skies prevail most of the time. Rain is usually of the shower type with long periods of continuous rain being rare.

Government:
Managing a community of nearly a half million people is not an easy task. It requires a well-balanced governmental society. The city of Mobile is supervised by a Mayor/ Council form of government. The Mayor and seven council members are elected every four years from the city's districts. Each position carries a four-year term with a provision allowing the mayor and council members to succeed themselves. The mayor serves as chief executive officer responsible for administration of city affairs. Council members handle legislative matters of city government, including passage of new ordinances, contracts and resolutions. The Council appoints all boards of the city that are not included under the mayor's responsibilities. Mobile County is under the authority of a commission form of government. It consists of three commissioners, also, elected every four years. Because of the cooperation between city and county governments, a well-rounded organization with excellent citizen representation exists in Mobile and Mobile County.

Shopping:
Mobile is a city with a wide selection of shopping facilities, spanning from small neighborhood shops to the downtown shopping area. No matter where you choose to live, you will find a shopping complex nearby. There are two regional shopping malls on Airport Boulevard (Bel Air Mall and Springdale Mall), with over two hundred and twenty establishments.

The Economic Picture:
Information provided by the Mobile Area Chamber of Commerce shows an upbeat and steady economic climate pervades in the Mobile Area.

Shipping, one of Mobile's most thriving industries, provides essential goods and vital services to the entire Southeastern region of the United States. The Port of Mobile serves over one hundred steamship lines with connections to major ports all over the world. As one of the largest and most modern ports in the United States, the Alabama State Docks can service thirty-three ocean-going vessels at one time. Mobile is the gateway to over sixteen thousand miles of the nation's finest river systems. A thirty-six mile channel with a forty-five foot depth allows service to cargo ships. The Port of Mobile is currently the nation's leading port in steel export and the largest forest product exporter on the Gulf Coast. Besides shipping, seafoodis another principal industry of this import seaport, employing over two thousand full-time fishermen. There are ten Mobile shipyards that manufacture fishing vessels for the local fleet and for export. Alabama is the second largest exporter of fishing vessels in the United States. Mobile is a multi-industrytown. The industrial base is one of the strongest in the Southeast. Major industries range from the traditional to the high tech, and included paper products, shipbuilding, aviation, chemicals, lumber products, computer hardware and software, textiles, seafood processing and oil and gas production.

The Mobile Commerce Park was specifically designed to attract light industries which previously would not have been interested in Mobile's traditionally heavy industrial areas. Mobile is a leader in attracting new businesses and in holding promise for entrepreneurs. Conventions and tourism are a major economic force, due in part to Mobile's mild year-round climate, its natural beauty, easy access to Gulf beaches, and its treasured historical districts.

Real Estate Tips

Titles >Liens Against the Title

Occasionally homeowners who are trying to sell their home are surprised to learn that their title is encumbered by a lien. There are several types of liens; the most common are mechanic's or contractor's liens.

The lien (or debt) must be paid off in order to be cleared. If the owner prefers to challenge the lien, he can release it by posting a bond, pending adjudication. In some types of liens, a title search may disclose claims against the property by an ex-spouse or long-ago heir of a former owner. A simple "quitclaim" deed may be used in these cases. By signing the deed, the person involved signs over whatever rights he or she might have, without laying any claim to the property.

Most real estate transactions involve at least some minor unresolved issues on the part of either the buyer or the seller. This is where an experienced real estate agent can provide solutions to resolve the issues and conclude the sale.
